How it works
Private mortgages can be great tools for borrowers who own, or plan to purchase or improve an existing residential property but lack the qualifications or time for a mortgage from a bank in Costa Rica.
The collateral for the loan is a residential property in Costa Rica. Our lenders will loan up to 50% of the value of your residential property. We do not lend on vacant land, construction projects, agricultural, or commercial properties.
If the mortgage fits within our parameters we will put together a term sheet outlining the details of the mortgage, from there will order a third-party appraisal to determine the value of the property and how much can be borrowed.
At the closing of the mortgage 506 Mortgages Inc. is compensated a fee for connecting borrowers and lenders. An attorney will place a mortgage on the property in the National Land Registry. When the mortgage is repaid the mortgage is discharged.
